DOGGY AND THE WINDOWS The lady who eventually bought a 33rd-floor condo at 455 E. 86th St. insisted on two things about her new apartment: that it have breathtaking views and that it would welcome her 5-pound, 10-inch-long Yorkshire terrier. The latter demand was perhaps more predictable than the former seeing as she works in the adoption department of the American Society for the Prevention of Cruelty to Animals. Her broker, Mindy Diane Feldman of Halstead Property, showed the ASPCA dog-lover several places around town. “Many were off the list because they don’t accept pets,” Ms. Feldman said of the almost yearlong quest. After putting in an unsuccessful bid at the Belair — the 72nd Street building into which Yankee Cory Lidle’s plane crashed — Ms. Feldman and her client eventually found the Channel Club, an Upper East Side condominium which, we’re happy to report, hasn’t met with the airplanes of any Yankee pitchers lately.”We walked in and she made the decision within 15 seconds of being in the apartment,”Ms. Feldman said. The Channel Club allows pets and it boasts panoramic views of the East River and Midtown. Not to mention oversized windows, maple hardwood floors, cutting-edge kitchen appliances, marble baths, and a quaint terrace. This all comes with a courtyard and pool.

MOMMA SWAP It’s a shame the husband of a founder of the Gotham social club Manhattan Moms, which organizes trips for mothers of small children is being transferred to Miami because, well, she could see the Museum of Natural History — one of the destinations to which she organized trips — from her window. The club organizes trips for mothers with children who aren’t yet in school. Not to mention the husband is best friends with Corcoran Group broker Francesca Mannarino-Werz. The second bedroom overlooks 79th Street, and the apartment has a Viking stove, a sub-zero fridge, and faux granite. It’s a corner apartment, so the buyers, whose children attended Horace Mann, will be coming in from Bronxville and will be able to view the upcoming Thanksgiving Day Parade from the window. “They don’t have to go downstairs,” Ms. Mannarino-Werz said. “They can peak out their windows.

BIG APPLE BIRDS-EYE The owners of the Big Apple line of nursery schools, originally from Shanghai, have three sons and need a big apartment for their family. So they bought this penthouse that’s worth almost $4 million. It has two large terraces, said Sherri Shang of Century 21 NY Metro, as well as birds-eye views of the Hudson River, Central Park, and the George Washington Bridge. The developer, Extell, is still placing its finishing touches on the apartment, called the Avery, but when it opens it will have a gym, a playroom, a garage, and a movie-screening room.
